What does HPS Holding charge for residential management?

Our standard residential fee is 8% of collected rent, with a one-time $495 tenant placement fee that covers marketing, showings, screening, and lease execution. There are no hidden charges, no markups on contractor invoices, and no monthly minimums.

Do you require a long-term contract?

Our agreement has a twelve-month initial term, after which it converts to month-to-month with thirty days' written notice on either side. We've never sued an owner to enforce a contract, and we don't intend to start.

How do you screen tenants?

Every adult applicant goes through a full credit pull, criminal background check, eviction history search, employment verification, and at least two prior-landlord references. We follow all Colorado Fair Housing requirements and document each step.

What happens when something breaks at 2 AM?

Tenants reach a live HPS Holding employee — not a call center — twenty-four hours a day. For genuine emergencies (water, fire, no heat in winter, security) a technician is on site within ninety minutes anywhere in the metro Denver area.

How and when do I get paid?

Rent is collected by the 5th, and net proceeds are sent via ACH to your bank account by the 10th of each month. You'll receive a plain-English statement the same day, plus a year-end summary and your 1099 by January 31.

Are you licensed and insured?

Yes. HPS Holding LLC holds Colorado real-estate broker license #IA40051203. We carry $2M general liability, $1M professional indemnity (errors and omissions), and a $250,000 fidelity bond on all employees with financial access.

Do you mark up contractor invoices?

No. Outside contractors are paid at their invoice rate and passed through to you at cost. We earn our living from the management fee alone.

Do you manage out-of-state owners' properties?

Yes — roughly a third of our owners live outside Colorado. We handle everything locally and communicate by whichever channel you prefer (email, phone, secure portal). Annual in-person visits are not required.

What types of properties don't you take on?

We don't manage short-term or vacation rentals, mobile-home parks, or properties outside our eight-county service area. We also turn down accounts where the owner expects practices we can't endorse (deferred safety repairs, unscreened tenant placement, etc.).
