HPS Holding has been managing residential and commercial property along the Front Range since 2009. We are family-owned, locally staffed, and proudly unremarkable in the best way: we do what we said we would do.

A letter from our founder.

When my father retired from a forty-one-year career restoring craftsman homes in the West Highland neighborhood, I asked him what made a good landlord. He told me three things: answer the phone, pay your contractors on time, and never charge for work you didn't do.

That was the entire business plan when I opened HPS Holding from a spare bedroom in 2009 with a single duplex on Yarrow Street. Sixteen years later, with a real office on Cornell Avenue and a team of twenty-three, those three rules still run the company. Everything else is just paperwork.

We've grown slowly because we've grown by referral. We don't advertise on radio, we don't cold-call owners, and we don't accept every account that walks through the door. The owners we work for tend to be people who plan to hold their buildings for a long time — and they want a partner who plans to be around just as long.

    2009

    Founded in Lakewood, CO with one duplex under management.

    2012

    Hired first full-time maintenance technician. Crossed 25 doors.

    2015

    Opened commercial leasing practice. Took on first office building in Golden.

    2018

    Crossed 100 doors. Moved into our current Cornell Avenue office.

    2021

    Launched 24/7 in-house dispatch line. No outsourced after-hours service.

    2024

    Crossed 240 doors across eight Colorado counties.

    2026

    Celebrating sixteen years and counting — still answering the phone.
